Inspection types
- Commercial pre-purchase inspections: a visual inspection of the building’s structure, envelope and fit-out, identifying significant defects, maintenance items and areas that need specialist assessment before the purchase proceeds.
- Pre-lease condition reports: a detailed photographic record of the premises at the start of a lease. There is no general legal requirement in WA for a condition report at the start of a commercial lease, but WA government guidance for retail tenants recommends recording the condition of the premises, and a report is valuable when make-good obligations are assessed at the end of the lease.
- End-of-lease condition reports: a record of condition at the end of the lease, which can be compared with the pre-lease report so landlords and tenants can discuss make-good obligations based on evidence.
What is inspected
Where safely accessible, the inspection covers:
- Structure, including visible slabs, walls, columns, portal frames and signs of movement.
- Roof coverings, box gutters, flashings, skylights and downpipes.
- External walls, cladding, glazing, shopfronts, roller doors and loading areas.
- Internal walls, ceilings, floors and tenancy fit-out.
- Amenities and wet areas.
- Car parks, paving, drainage and external areas.
Building services such as fire systems, electrical installations, air conditioning, lifts and hydraulics are noted for assessment by the relevant licensed contractor. Workplaces built before 31 December 2003 generally require an asbestos register, kept by the person who manages or controls the workplace. Inspector West does not test for or identify asbestos, and any material suspected of containing asbestos is noted for specialist assessment only.
What the report includes
- A photographic record of the building’s condition, organised by area.
- Significant defects, maintenance items and safety hazards observed.
- Items referred to specialist contractors.
- A summary of findings and recommended next steps.
- For lease reports, a condition record set out for comparison at the end of the lease.
Reports are prepared with reference to AS 4349.0, the general Australian Standard for building inspections. Timeframes depend on the size of the building and are confirmed with the quote.

Can you inspect a strata factory unit or office suite?
Yes. Individual strata units and tenancies can be inspected, with the unit and its immediate surroundings as the focus. Common property can be included where access is arranged.
