Canning Vale is about 22 kilometres south of the Perth central business district. The suburb is split between the City of Canning and the City of Gosnells. That boundary does not change the inspection. Until the late 1970s the area was mostly market gardens and dairy farms. Most of the land that is now residential stayed rural under the Metropolitan Region Scheme until 1994, and the housing estates followed in the late 1990s and 2000s. The result is a suburb of project homes, not an inter-war brick neighbourhood and not a coastal one.

What the inspection covers

The combined inspection is a building inspection with reference to AS 4349.1 and a timber pest inspection with reference to AS 4349.3, completed in one visit. Both are visual and limited to safely accessible areas.

The building inspection covers the accessible site, exterior, roof exterior, roof space, subfloor where the house has one, interior and outbuildings. The timber pest inspection looks for termites, borers of seasoned timber and wood decay fungi, and for moisture, drainage problems, timber in ground contact and bridged or missing barriers.

Who it is for

Buyers. Residential contracts in Western Australia do not include a mandatory cooling-off period. Buyers typically make the offer subject to building and timber pest inspections and then have a short time to complete them. Book when the offer is accepted, not when the deadline is close.

Sellers. A seller inspection before listing records the condition of a Canning Vale house in a form that can be shared with an agent. Items that are worth repairing can be dealt with before the first open home.

Owners of houses approaching handover can also book a practical completion inspection. Canning Vale is largely built out, but new dual-occupancy and replacement houses still appear on subdivided lots.

Housing in Canning Vale

The houses inspectors see here are predominantly single- and two-storey project homes from the late 1990s onward, with some earlier pockets and a steady amount of later alteration: enclosed patios, renovated bathrooms, and second-storey or rear additions. Those are the items that repay a careful look. Roof coverings and roof plumbing, wet-area waterproofing, ceiling staining, and the way stormwater leaves the site are standard parts of the inspection on houses of this age.

The suburb’s farming history was on low-lying land with a high water table in places. That is historical land use, not a finding that every house has a drainage defect. Where garden beds are built up against walls, downpipes discharge at the base of the wall, or paving falls toward the house, the report says so and records what is visible. It does not guess at a soil class.

Canning Vale is inland, on the Swan Coastal Plain, so salt air is not the issue it is in the western coastal suburbs. Termites are a genuine risk across metropolitan Perth, including suburbs built since the 1990s. A building inspection does not assess timber pests to the same standard as a timber pest inspection.

The suburb should not be confused with the wider City of Gosnells. Only part of Canning Vale sits in that local government area. Neighbouring Thornlie and the suburb of Gosnells (postcode 6110) are separate places with older housing.
