What the inspection covers

A combined inspection pairs a building inspection, carried out with reference to AS 4349.1, with a timber pest inspection carried out with reference to AS 4349.3. Both are visual and limited to areas that can be safely accessed.

Where access allows, the building inspection covers the site, exterior, roof exterior, roof space, subfloor where there is one, interior and outbuildings. The timber pest inspection looks for evidence of termites, borers of seasoned timber and wood decay fungi, and for conditions that make a property more vulnerable, including moisture, poor drainage, timber in contact with the ground, and bridged or missing termite barriers.

Who it is for

Buyers. Western Australia has no mandatory cooling-off period for residential property contracts. Buyers usually make the offer subject to a building inspection and a timber pest inspection, often with a short deadline. Booking as soon as the offer is accepted leaves time to read the report and raise anything that matters with the agent or conveyancer.

Sellers. A seller inspection before listing shows the condition of the property in writing. Sellers can then repair, disclose or price with that information in hand, rather than hearing about it for the first time from a buyer’s report.

New homes. Independent stage inspections and practical completion inspections are available for houses still under construction or approaching handover in Baldivis estates. Findings are photographed and listed so they can be raised with the builder while the builder is responsible for rectifying them.

Housing in Baldivis

Residential Baldivis is a product of the last three decades. Land west of Baldivis Road was zoned for urban development in the 1990s, and Settlers Hills was the first estate. Later estates include The Rivergums, Heritage Park, Baldivis Parks, The Ridge and many others spreading toward Safety Bay Road and the Kwinana Freeway. East of Baldivis Road the land is flatter, with sand and clay soils, and is still largely rural, so it accounts for few of the houses on the market.

Published geography for the suburb describes the developed western half as undulating sand and limestone, with occasional wetlands. Tamworth Hill is the local high point. That setting is why the inspection pays attention to retaining walls, finished ground levels against the slab, downpipes and surface drainage, as well as the usual wet-area waterproofing, roof plumbing and external finishes on project homes. A newer house is not assumed to be free of defects. The inspection does not replace a geotechnical report and does not assign a site classification.

Baldivis itself is inland of the beach suburbs.
