What I look for in Mandurah homes

  • Coastal salt air. Close to the ocean and the estuary, salt gets into everything. I check roof sheeting and tiles, fixings, flashings, gutters, balustrades, window frames and any exposed steel for corrosion that’s been left too long.
  • Sandy soils and drainage. Most of the coastal plain around here is sand. Poor site drainage, garden beds built up against walls, and leaking downpipes can show up as cracking, paving movement, rising damp and moisture at the base of walls. I note what I can see and tell you what it likely means.
  • Termites. Termite activity is a real risk across the Peel region, in older homes and newer estates alike. A timber pest inspection checks accessible areas for live activity, old damage and the conditions termites love, like moisture, timber touching the ground, and bridged or missing barriers.
  • Canal and waterfront homes. Canal-side homes in Mandurah and Halls Head need a close look at wet areas, balconies, external joinery and anything exposed to water and wind. I inspect within the limits of safe access, so mention jetties or water access when you book.
  • Older stock in Halls Head and central Mandurah. Established homes can hide tired roofs, ageing plumbing, past renovations of mixed quality and deferred maintenance. I’ll tell you what’s cosmetic and what’s worth budgeting for.
  • Newer estates. Newer doesn’t always mean defect-free. On near-new homes in estates like Lakelands and Madora Bay I still check waterproofing, roof plumbing, finishing and site levels.
