The combined inspection is a building inspection with reference to AS 4349.1 and a timber pest inspection with reference to AS 4349.3. Both are visual and limited to safely accessible areas.

It covers the site, exterior, roof exterior, roof space, subfloor where there is one, interior and outbuildings. The timber pest inspection looks for termites, borers of seasoned timber and wood decay fungi, and for moisture, poor drainage, timber in contact with the ground and bridged or missing barriers.

Photographs are included. Major defects, safety hazards and the general extent of minor defects are identified. Electrical, plumbing and gas compliance, swimming pools and asbestos identification are outside the scope. Buyers should read pre-purchase inspections for what is and is not included.

Who it is for

Buyers. Western Australia does not give residential buyers a mandatory cooling-off period. The usual protection is a building-inspection and timber-pest condition on the offer, and those conditions are often short. Book as soon as the offer is accepted.

Sellers. Houses in an established suburb have often been extended, re-roofed or renovated more than once. A seller inspection documents that work, and what has been left, before the property is listed.

Housing in Gosnells

The City of Gosnells local planning strategy notes that much of the city’s newer greenfield housing has been in places such as Canning Vale and Southern River, while infill has been concentrated in the older suburbs, including Gosnells. In practice that means the houses for sale in 6110 are a mix of older dwellings and later infill, dual occupancy and renovated houses, not a single estate of one age.

On older houses the inspection looks at roof coverings, gutters, visible structural alterations, wet areas, ceiling stains and outbuildings. On infill and heavily renovated houses it looks at how the new work meets the existing building, including flashings, roof junctions and wet-area finishes. The report separates maintenance from items that need a builder’s attention. It does not assume that an older Gosnells house is unsound, and it does not assume that a renovated one has been finished properly.

The eastern side of the suburb faces Martin and the rise toward the Darling Scarp. Where a block slopes, retaining walls, pavement and surface drainage are part of the inspection, and any visible cracking is recorded with its likely cause if that cause can be seen. The inspection is not a soil test and does not state a site classification. Gosnells is inland. Coastal salt is not the local exposure. Termites are a genuine risk across the metropolitan area, including established suburbs, so the pest inspection is recommended with the building inspection rather than instead of a casual look in the roof.

Readers comparing suburbs should keep the boundary clear. A house in Thornlie, Southern River or Canning Vale is not a Gosnells house for the purpose of this page, even when it shares the City of Gosnells.
